In the heart of Boston’s Seaport District, One Boston Wharf is a 17-story hub for tech, arts and community – anchoring Harbor Way with retail, dining, and public spaces that connect the neighborhood to the waterfront.

Guiding our design concept for One Boston Wharf was a curiosity with the forms, textures, and materials historically associated with its harbor location. Drawing from the Seaport’s maritime history, the building’s design references the sailing vessels that once occupied the harbor. The tower’s silhouette is dynamic, with diagonal fins that rotate vertically as they rise – creating a sense of motion similar to a sail in the wind. The podium, designed to resemble a ship’s hull, provides a solid base for the structure. Clad in terracotta panels with a green textured finish, they tie back to the site’s character.
The building’s scale in relation to its surroundings was carefully considered. A key focus of the human-centered design was to reduce the perceived mass of the building. The tower’s facades are angled back at specific points to allow more daylight and sky views for pedestrians along Harbor Way. The sculpted form creates a visual experience that changes as one moves around the building.
As Boston's largest net-zero carbon office building, One Boston Wharf Road establishes a new operational benchmark for the city. The building’s all-electric systems, powered by renewable energy secured by the developer, set a bold precedent for Boston’s future. Certified LEED Platinum, it also features Boston’s first commercial use of low carbon cement, showcased in the paseo and sidewalk.

Community inside and out
One Boston Wharf Road invites the community inside through a forward-thinking approach to ground level activation. With no defined “back,” the building is activated on all sides through large-scale, outward-facing gestures that create connections between the building’s interior and surrounding urban spaces.
At the core of this strategy is the paseo – a 30-foot-wide public concourse that bisects the building, providing direct access to the tenant lobby, parking, and the performing arts center. With large, double-height entries, the space is lined with retail and dining that extend the public realm indoors and creates connectivity between Harbor Way and neighboring streets.
The performing arts center activates the northern corner of the building with a large double height lobby space. Two performance spaces, a 500 person, and a 150 person are located on the second floor. Pre-function space wraps around the perimeter of the second floor, further animating the experience along Harbor Way.
