Gateway South
Located along the Mississippi River, south of Gateway Arch National Park, our vision for the 50 acre Gateway South character plan, reimagines Choteau’s Landing – transforming the currently isolated riverfront area into an active extension of the city and a new center for the design and construction industry.
Project details
Referred to as the Gateway to the West, St. Louis has a long history of manufacturing, riverfront industry, and economic expansion. With direct access to river, rail, and highway networks, the city is positioned for the next phase of industrial innovation. The development’s location, Choteau’s Landing, has a layered history, from its origins as land of the Osage Nation, to the arrival of French traders from New Orleans, to generations of immigrant workers drawn by the riverfront industry. Today, it holds a patchwork of infrastructure, historic buildings, and light industrial businesses.
Our masterplan defines the character plan for the district, reconnecting the site to its surroundings and laying the framework for incremental development. The plan introduces industrial, mixed-use, residential, and cultural zones, stitched together to make up the 50-acre development.

Microclimate as a design driver
Taking St. Louis’s unique microclimate into account, building placement, tree plantings, and overhangs are used to block cold winter winds, while summer heat is mitigated through strategic shading from vegetation and building volumes. Stormwater is managed through integrated blue, green, and grey infrastructure, embedded in the street and block layout. Additionally, existing warehouses will be adapted and reused where possible – guided by a detailed carbon analysis. Large warehouse roofs will host solar panels, and open spaces, rooftop gardens, and urban farms will break up the industrial area while creating spaces for outdoor leisure and recreation.
