One Milestone completes at Boston's Enterprise Research Campus

Today marks the completion of One Milestone, the final building in Phase A of the Enterprise Research Campus (ERC) in Allston, Boston - a project we have been proud to develop alongside Studio Gang since 2019.
One Milestone brings together two distinct laboratory buildings. Our contribution, One Milestone East, is a 9-story, 265,000 sf life science building whose characteristic cascading design extends the public character of Allstonway upward through the building, giving researchers a direct relationship to the outdoors. The building has already attracted Roche's Genentech as anchor tenant, committing 100,000 sf for a new innovation center focused on life sciences research and AI-driven discovery.
Linking One Milestone East to Studio Gang's One Milestone West is a transparent, three-story atrium we designed to enable interaction at every scale.

One Milestone East
The new nine-story, 265,000 ft2 life science building represents a new vision for lab design. Unfolding over a series of flexible labs and offices, and a range of shared indoor and outdoor tenant amenities, One Milestone East forms a life science facility that is both a productive research environment and an active contributor to the city around it.
One Milestone East takes shape as a series of cascading terraces that step outward as it rises, drawing the surrounding landscape up through each level. The building is arranged in an L-shaped floor plan that separates lab and office spaces efficiently and houses both fully customizable floorplates ranging from 34,000-36,000 ft2 in size as well as StudioLabs, a serviced and equipped laboratory and office concept by Breakthrough Properties, designed to offer private, turnkey suites to growing life science companies.

Developed by Breakthrough Properties, a joint venture of Tishman Speyer and Bellco Capital, the complex is already attracting world-leading occupiers, including Roche's Genentech.
One Milestone's opening marks the completion of the first phase of Tishman Speyer and Harvard Allston Land Company's Enterprise Research Campus. The building recently received the 2026 Fitwel Best in Building Health Award following Fitwel 2-star certification and is pursuing LEED Gold.
